Inner-City Terraces vs Outer-Suburb Brick Veneers: Why Plumbing Problems Differ

Melbourne’s plumbing stock is a tale of two cities. Inner-east terraces in Hawthorn, Richmond, Fitzroy and Carlton were built between 1860 and 1920 with cast iron sewers, lead-jointed waste, and tight subfloor spaces. Outer-suburb brick veneers in Vermont, Mount Waverley, Glen Waverley and beyond were built between 1955 and 1985 with vitrified clay sewers, copper supply and generally accessible subfloors. The plumbing problems each kind of home faces are completely different. Here’s what to expect, what to budget, and what to do.

Inner-city terrace plumbing: the heritage challenge

Victorian-era terraces have small footprints, narrow yards, and original brickwork that’s expensive to disturb. The typical plumbing issues are:

Cast iron sewer corrosion: cast iron rusts from the inside over a century. By the time symptoms appear (slow drains, gurgling, sewer smell), the pipe is often pitted enough to need relining or replacement.

Lead-jointed waste pipes: 1920s and earlier homes used lead for waste pipe joints. Lead is durable but inflexible; ground movement cracks it. Lead is also no longer permitted for new work.

Galvanised steel water supply: many terraces still have original galvanised pipe. Over 70 to 100 years the inside of these pipes thickens with mineral deposits, dropping pressure dramatically. Replacement is the only real fix.

No subfloor access: a tight crawl space (or none at all) makes any plumbing repair an excavation job. This drives up costs.

Heritage overlays: many inner-east streets have heritage planning overlays. External changes (drainpipes, gas meter relocations) need council approval. Check your local council’s heritage rules.

Outer-suburb brick veneer plumbing: the post-war challenge

Brick veneer homes were built in a hurry on subdivided farmland. The typical plumbing issues are:

Vitrified clay sewer cracking: clay sewers are joint-heavy and Melbourne’s reactive clay soil flexes them constantly. Tree roots find the joints. Most outer-east properties hit this point at 30 to 50 years old.

Copper supply pinholes: 1960s and 1970s copper is now reaching the end of its first service life. Pinholes are common, particularly where pipes pass through brickwork.

Long supply runs: bigger blocks mean longer pipe runs from the meter to the house. A single leak underground can be expensive to find without electronic leak detection.

Larger gardens, more tree roots: outer-east blocks of 600 to 900 square metres support large trees, often planted near the house. Sewer pipes get invaded. See our guide on tree roots and council trees.

General subfloor access: the upside is that most brick veneers have crawl spaces or full subfloors, making repairs more accessible than terrace homes.

Cost differences

A $5,000 sewer relining job in a Vermont brick veneer might be a $12,000 job in a Carlton terrace, simply because of access. Bathroom renovations in heritage homes typically cost 30 to 60 percent more than equivalent work in brick veneers, again due to access and the need to preserve heritage finishes.

Which problems are most likely in your home?

If your home was built before 1920: budget for cast iron sewer renewal in the next 10 years and possible galvanised supply pipe replacement.

If built 1920-1955: weatherboard or solid brick. Cast iron or early clay sewers, copper or galvanised supply. Mid-life maintenance window.

If built 1955-1985: brick veneer. Clay sewers approaching end-of-life, copper supply approaching pinhole age, large gardens with tree-root pressure.

If built 1985-2000: most likely PVC sewer, copper supply. Generally stable but copper supply now in late mid-life.

If built 2000 onwards: PVC sewer, PEX or copper supply. Few issues for now.

Do I need a heritage approval to replace a sewer?

For work entirely underground or inside the home, generally no. For visible external work (drainpipes, gas meter relocations), check your local council.

Why do terraces always seem to have plumbing problems?

They’re old. Even well-maintained terraces are dealing with original infrastructure that’s beyond its design life.

Is a brick veneer cheaper to maintain plumbing-wise?

Usually yes, but the larger garden and longer pipe runs offset some of the savings.

Should I replace galvanised supply pipes preventatively?

Yes if you’re renovating. Replacement during a reno is much cheaper than emergency replacement after a failure.
