Blocked Drains & CCTV in Glen Waverley
Glen Waverley was built out through the 1950s to 1970s, largely on generous blocks of around 800 square metres, and built to a good standard. Those homes are now at the age where the original drainage is reaching the end of its service life — and at the same time, a lot of those big blocks are being subdivided into townhouses.
Both of those facts show up in the drains, in different ways.
The subdivision problem
When a single block becomes two or three dwellings, the drainage has to be reworked — and how well that was done varies enormously. The recurring issues I find:
Shared drainage with no clear boundary. Two properties on one line, and neither owner knows where their responsibility ends.
New connections into old pipe. Modern PVC tied into an earthenware line that was already tired. The join is often where it fails.
Undersized or poorly graded runs put in under time pressure during the build.
If you're buying into a newer townhouse in Glen Waverley, a CCTV inspection before settlement is cheap insurance. I'd rather you knew what you were buying.
The original-home problem
On the un-subdivided blocks it's the standard ageing profile — jointed pipe, mature gardens, roots finding the joints. Large blocks mean long runs from the house to the street, and a longer run is more joints and more opportunities.
What you get
Jetting to clear it, camera to diagnose it, footage you can actually look at, and a repair recommendation that distinguishes between "this needs doing now" and "keep an eye on this". If you're dealing with a shared line or a body corporate, I'll give you something in writing you can hand over.
